Selling your home can be hard or easy. It depends on how you feel about the house.
In terms of making a quick sale and getting your asking price, there are some key things we'll need to keep in mind. The First thing is that this is no longer your home. It's a house that is looking for someone else to move in and make it their home. This mindset is essential for the rest of the steps.
Second, we'll need to get everything looking ship-shape. Clean the house from top to bottom. We even need to clean on top of the windows and doors. The lawn, garden, and the rest of the property should be trimmed, mowed, and cleaned up. What we're going for is a blank slate so that when someone stops by, they're looking at a blank slate.
Third, I suggest packing about 50% of everything you own. Your cabinets, drawers, closets and rooms should all be about 50% less filled with your things. The things that are left out should look their best and should help each space feel like there's more room, but the spaces shouldn't be left bare and feel too empty.
Fourth, open all the blinds and curtains and turn on all the lights. The more light you have, the bigger your house will look to people looking to buy. That's a great thing.
Finally, if you can, before someone is coming over, do a last minute clean and put some bread or cookies to cook in the oven. Optimally, they could be left out for the prospective buyers to eat.
